## Surface Preparation

Proper prep is where most of the work is, and where most cheap paint jobs fail.

**Exterior prep:**
- ☐ Power wash / soft wash entire exterior (min. 2,400 PSI or low-pressure with bio-wash solution)
- ☐ Scrape all loose, peeling, or failing paint
- ☐ Sand all scraped areas (80–120 grit)
- ☐ Spot-prime bare wood, all knots, and tannin-bleed areas (Zinsser BIN or Cover Stain)
- ☐ Caulk all joints, gaps, and penetrations (Sashco Big Stretch, NPC Solar Seal, or equal paintable polyurethane)
- ☐ Fill nail holes and minor wood damage with epoxy filler (Bondo Wood Filler, Minwax High Performance, or equal)
- ☐ Minor wood rot repair (>2" sections flagged as extra)
- ☐ Mask windows, trim hardware, light fixtures, and hardscaping

- Moving or removing heavy furniture (Customer to clear rooms before start)
- Repairing structural wood rot, damaged drywall beyond minor holes, or plaster cracks exceeding 1/4" width
- Lead paint testing or abatement (homes built before 1978 — see Lead Paint Disclosure below)
- Removal of wallpaper
- Painting behind or under built-in furniture, appliances, or cabinetry

## Lead Paint Disclosure *(for homes built before 1978)*

Federal law requires disclosure of known lead-based paint and hazards in pre-1978 housing. Contractor certifies compliance with EPA RRP Rule (40 CFR Part 745) if disturbing more than 6 sq ft of painted surface inside or 20 sq ft outside.

## Warranty

## General Conditions

**Colors.** Customer is responsible for final color selection. Contractor will apply specified colors as directed. Changes to color after application require additional coats billed at $___/room or per change order.

**Drying time.** Customer should allow _____ days before washing painted surfaces and _____ days before rehang of pictures and hardware on fresh paint.

**Ventilation.** Customer to ensure adequate ventilation during interior painting. Occupants sensitive to paint fumes (infants, pets, persons with respiratory conditions) should vacate during application and for _____ hours after completion.
