## General Conditions
**Permits.** Contractor will obtain all required building permits. Permit fees are included in the contract price unless specified otherwise. Owner agrees to grant reasonable access to the property for permit inspections.
**Site access.** Owner will ensure clear vehicle access to the property and clear the driveway and immediate work area of vehicles, personal items, and planters before the start date.
**Utilities.** Owner is responsible for marking any underground utilities if excavation is needed for downspout extensions.
**Property protection.** Contractor will protect landscaping and exterior areas using tarps and equipment shields as practical. Minor disturbance to landscaping during material delivery and tear-off is inherent to roofing work and is not covered under workmanship warranty.
**Subcontractors.** Contractor may use licensed subcontractors for portions of work. All subcontractors are required to carry insurance at the same minimums as Contractor.
**Changes.** Any scope changes after contract signing require a written Change Order signed by both parties before work proceeds. Verbal authorizations are not binding.
**Disputes.** Any disputes under this agreement shall first be subject to mediation before litigation. Venue for any legal proceedings shall be [County], [State].
